Texas team rejoins eXp Realty amid YouTube-driven growth

Kyler Ferris — the founder of Ferris Realty in Conroe, Texas — has rejoined eXp Realty, bringing with him a 45-agent team and a reported sales volume of $164 million in 2024.

The move marks a return to the national brokerage after Ferris Realty’s brief stint as an independent firm.

Ferris, whose “Living in Houston Texas” YouTube channel reportedly accounted for nearly half of his team’s 368 transactions last year, is teaming up with Joe Rodriguez, another eXp Realty agent and creator of “The Original Living in Houston Team.”

Rodriguez’s channel has amassed more than 60,000 subscribers and 7.2 million views.

The pair now lead what they describe as Texas’s largest media-driven real estate team, with an estimated 5,000 inbound leads per year through localized video content.

“This is a textbook example of how innovation and authenticity can reshape an entire market,” Leo Pareja, CEO of eXp Realty, said in a statement. “Kyler and Joe are using content to build trust at scale and eXp’s platform is the perfect foundation for this next evolution of agent-led growth.”

Ferris’s team originally joined eXp Realty in 2023 but departed to start an independent brokerage. According to team members, the operational challenges of running a brokerage, along with evolving offerings from eXp and the opportunity to collaborate with Rodriguez, prompted the return.

“We didn’t want to give up our brand identity,” said Jason Mayo, director of operations at Ferris Realty. “eXp’s model lets us keep the Ferris Realty brand while gaining the infrastructure and scale we needed. Plus, teaming up with Joe and Jesse Dau gave us access to an unmatched YouTube ecosystem.”

Ferris is also utilizing eXp’s co-sponsor program, naming Rodriguez as his primary sponsor and Dan Beer as co-sponsor.

“After attending the Fast Forward conference, I knew we had to be part of that caliber of agent collaboration,” Ferris said.

The combined team plans to scale across Texas and into new markets by leveraging what they describe as a “YouTube-powered mega team model” that focuses on converting inbound leads from video content rather than traditional prospecting.

“We call this Ferris Realty 3.0,” Mayo said. “We’ve mastered the back end, the lead flow is exploding, and now, with eXp’s support, we’re ready to scale nationwide.”
